The art deco style building at 235 High Holborn, set between London’s Square Mile and Theatreland, is a piece of Holborn history that provides contemporary serviced office space for modern businesses.  The grand marble lobby gives way to 6 floors of private and open-plan offices, including air-conditioned meeting rooms, numerous breakout spaces, and other modern aspects such as kitchens, showers and bike storage facilities.

Imperium Building Systems were awarded the contract to supply a fully integrated intelligent Building Management System (BMS), with an outline brief to create a solution that provided a ‘smart building experience’ for the tenants and building visitors.  The system needed to provide full control of the HVAC services such as the heating, hot water and air handling systems, as well as acting as the central gateway for integration of the other building technology systems including:

  • Lighting (Honeywell EXOR)
  • Air Conditioning (Daikin VRF)
  • Fire Alarm (Apollo)
  • Water Metering (Pulse)
  • Electric Metering (ModBus)

To achieve this Imperium delivered two MCC control panels, built at their in-house manufacturing facility in Carshalton Surrey, which were installed in the basement and rooftop plantrooms.

By integrating all of the buildings technology systems via the BMS, Imperium were able to truly deliver a smart building experience to meet the client’s aspirations.  For example, deactivating the alarm system on a floor zone automatically turns on the relevant lighting and enables the associated HVAC systems to bring that zone under temperature control.  Optimization logic within the BMS means that temperatures are controlled with both energy efficiency and occupant comfort in mind.

As a further benefit the supervisor PC, delivered by Imperium as part of the contract, provides a single point of control and data analytics which simplifies day-to-day building operations further
